Preheat oven to 325F degrees.
In a large mixing bowl, combine butter, oil, sugar, eggs, vanilla, and milk. Mix with a hand mixer until smooth.
Slowly add in flour. Then add cocoa, baking soda, baking powder, and cinnamon. Mix until smooth.
Add zucchini and fold in with a spoon.
Add chocolate chips and fold in with a spoon.
Put batter in a greased (I use coconut oil) 8x8in square pan.
Bake for 30-35 minutes.
Optional: Once cooled, ice cake.
